Twain Harte Lake

Twain Harte Lake is the 40-acre private lake that most buyers are asking about when they inquire about lake access near Twain Harte, California. Built in 1928 and managed by the Twain Harte Lake Association, the lake holds 810 memberships — all of which are tied to property ownership.

How Membership Works

When a home with active lake membership sells, the membership transfers to the new buyer at closing. The transfer fee is $7,500, paid directly to the THLA — this is separate from the purchase price and from the annual dues of $450 per year. Annual dues provide 125 lake admission credits, with additional credits available at $3 each.

MLS listings in the Twain Harte area use three statuses: Active Lake Membership (membership transfers at closing), Eligible for Lake Membership (property qualifies but is on the waiting list), and No Lake Access (property is outside the membership boundary). This distinction significantly affects property value.

The waiting list costs $50 per year to join. It moves slowly — one recent member waited 15 years.

Can Renters Use Twain Harte Lake?

Yes, with structure. Renters staying at a member-owned property may access Twain Harte Lake during summer season by paying a $10-per-person day-use fee, which draws from the owner's annual credit balance. Owners must register renters in the THLA online portal at least three days before arrival. Owners who operate short-term rentals near Twain Harte Lake should budget their 125 annual credits accordingly.

Amenities

Sandy beach, two water slides, two diving boards at The Rock, paddleboards and water bikes for rent, lifeguards, snack shack, yoga on the beach, kids swimming lessons, and bingo nights. No outside food or drink, no dogs, no alcohol except at board-approved events, no power boats. Fishing is permitted for children 16 and under only.

Brentwood Lake

Brentwood Lake is a private members-only lake with 213 memberships — and Melissa Vallelunga sits on the Brentwood Lake board. That means the information here comes from direct involvement, not secondhand sources.

How Membership Works

Brentwood Lake membership is not tied to property ownership. A buyer does not need to own — or even live in — Twain Harte to hold a membership. The only path to membership is purchasing one directly from a current member. There is a $500 transfer fee paid to the association, and the private sale price is negotiated between buyer and seller. Recent memberships have sold in the $25,000 range.

Annual dues are $450 per year, which provides unlimited year-round lake access. Memberships renew each January.

Can Renters Use Brentwood Lake?

No. Gate cards must remain in the member's possession at all times. Members who share lake access with vacation renters risk losing their membership entirely. This is a rule Brentwood Lake takes very seriously. Owners who plan to operate short-term rentals near Brentwood Lake should not market lake access as a renter amenity.

Amenities and Rules

Paddle-only lake — kayaks and paddleboats, no motorized boats or hard-bottom boats. Boat storage available for $200 per year. Outside food and drinks welcome. The lake stocks trout annually; fishing requires no license on private water, with a 5-fish-per-day limit per membership. Thursday nights in the summer, members gather for potluck dinners and bingo. No dogs, no smoking inside the gate.

Cedar Ridge Lake

Cedar Ridge Lake serves homeowners in Cedar Ridge, a residential community located approximately six miles north of Twain Harte, California. The lake is owned and operated by the Cedar Ridge Improvement Association (CRIA). Not every Cedar Ridge property is eligible — access depends on where a home sits within the community.

How Membership Works

New membership requires a $1,500 sign-up fee plus annual dues of $275 per year, due in June. Members receive an electronic gate access code upon joining. When a home with active membership sells, the membership transfers to the new owner at no cost — it is recorded at the assessor's office and conveys with the property. This makes Cedar Ridge Lake the only lake in the area with a zero transfer fee at sale.

Can Renters Use Cedar Ridge Lake?

Yes. Cedar Ridge Lake permits renters to use the lake. The homeowner retains full liability for any damage or injuries involving their renters and remains responsible for annual dues regardless of rental activity.

Amenities

Sandy beach, swimming platforms, picnic tables, barbecue pits, volleyball court, clubhouse, and restrooms. The lake is not stocked — it supports a natural population of bluegill and bass. Fishing is catch and release only. The Annual Fireman's BBQ is held at Cedar Ridge Lake each summer.

Lakewood Park Lake

Lakewood Park Lake is a private recreational lake less than a mile from downtown Twain Harte, California. It is managed by the Lakewood Park HOA and is available to homeowners in the Leisure Pines area and surrounding eligible parcels. Eligibility is proximity-based — not every Twain Harte area property qualifies.

How Membership Works

Lakewood Park Lake has no membership cap and no waiting list. Eligible homeowners may apply at any time. New members pay a one-time initiation fee of $600 plus annual dues of $150 per year. The membership year runs January 1 through December 31. For buyers purchasing a property with an existing membership, the transfer fee is $400.

Can Renters Use Lakewood Park Lake?

No. Lakewood Park Lake membership benefits remain with the homeowner. Renters may not access the lake.

Fishing and Recreation

The lake is stocked annually with bass and trout and is used for swimming and fishing by members. Lakewood Park Lake also serves as part of the Tuolumne Utilities District's water supply infrastructure.

Sugar Pine Lake

Sugar Pine Lake is an 18-acre private lake in the community of Sugar Pine, located between Mi Wuk Village and Twain Harte, California. Originally owned by the Sugar Pine Mutual Water Company, the lake was gifted to the community in 1995 and is now operated by the Sugar Pine Lake Association (SPLA).

How Membership Works

Membership is capped at 160 and is available only to owners of properties within the former Sugar Pine Mutual Water Company boundaries. Eligibility must be confirmed based on the specific parcel — it cannot be assumed. Once the cap is reached, there's a waiting list. Membership is obtained through property transfer only — it is not available as a standalone new membership.

The transfer fee is $1,000, paid to the SPLA at the time of sale. Annual dues are $275 per year, covering both membership and lake access. The seller must notify the SPLA of the pending sale with an active membership in good standing, and the buyer must contact the SPLA board within 30 days of close of escrow to request the transfer. This is the buyer's responsibility — that 30-day window matters.

Can Renters Use Sugar Pine Lake?

No — and Sugar Pine Lake carries an additional requirement beyond the other lakes. The homeowner must be physically present any time guests use the lake. Members may not send renters or guests to the lake independently. The member must be there.

Amenities and Rules

Sugar Pine Lake is open Memorial Day through Labor Day, 8am–7pm daily, with weekend hours in September when projected temperatures exceed 70°F. No boats with hard bottoms or motors of any kind — paddle and inflatables only. Fishing is permitted in designated areas (dam spillway side) with a 5-fish-per-day limit per membership. Maximum 10 guests per membership. No lifeguards on duty. No alcohol, no dogs, no smoking, no glass, no fires.
